How An Elevator Modernization Company Improves Service

Summoning an elevator in some older structures can become an exercise in personal patience. Overloaded cars arrive, only to be followed by others that are empty due to poor electrical timing. Buildings older than ten years may develop chronic service problems, making it imperative to install a system that attracts and retains desirable tenants. An elevator modernization company helps building owners plan and carry out that transition.

Crime thrillers use crashing elevators to advance a plot, but that situation rarely happens in real life. More commonly, there is an uptick in user complaints and an increase in service requests. Making the decision to upgrade requires a substantial investment, and is based on financial forecasts as well as actual need. In most cases, the work will increase overall building value, and makes resale values higher.

The decision is also based on system data collected over time. To be acceptable, devices must meet certain standards or metrics. These measurements include the time it takes a car to climb between floors, the amount of noise and vibration, the number of seconds it takes doors to close, and whether passengers must routinely wait. If the statistics show deterioration, the problem may be systemic.

In older structures, obsolescence also drives an upgrade. Even when a system still works well for its age, replacement parts may be hard to get, making repairs more difficult than necessary. Newer hardware is usually controlled by microprocessors, and like most computer chips, improved models appear before the old ones wear out.

Buildings older than twenty years often have systems that are beginning to deteriorate. A modernization firm analyzes all aspects of operation by conducting an assessment to determine acceleration and slowdown, the amount of vibration felt by riders, and the time it takes doors to open and close. An evaluation provides hard, objective facts rather than customer opinion based on emotion.

An upgrade evaluation helps prevent unexpected costs during the actual renovation. To meet modern building and seismic codes, updates may also be needed on associated systems such as smoke detection and electrical infrastructure. Arrays that tolerated older types of wiring and backup power may not work as planned when converted to a digital systems, and upgrades may be necessary throughout the structure.

There is more to modernization than providing faster service. Although most new systems seem much speedier than the old, that perception is usually based on increased efficiency rather than actual changes in acceleration. Similar to other forms of digital technology, the microprocessors employed can often recognize and adjust to greater demand, and some are able to compensate for heavier traffic by adjusting their operations independently.

Newer system technologies reduce operating costs by using energy more efficiently. Not only do they seem faster, but many are able to substantially reduce interior noise, eliminate unnecessary trips between floors, and respond to calls more quickly. Some are capable of changing destinations or grouping them according to requests. They improve service, build customer satisfaction, and increase the overall value of the building.
